The latest report from the City of Huntsville’s Long-Range Planning Division confirms that Huntsville continued its strong growth trajectory throughout 2021.

The 2021 Huntsville Development Review, an annual compilation of real estate and construction data published by the City, is available for public review and includes data obtained from both City records and the North Alabama Multiple Listing Service (NALMLS).

Findings within the document reveal significant increases in the number of residential building permits, certificates of occupancy, additions and alterations, and a historic boom in multifamily construction.

City Planner James Vandiver serves as the editor of the Huntsville Development Review, which includes contributions from staff members in the Planning Services, Long-Range Planning, Geographic Information Systems (GIS), and Community Development departments.

“The annual Development Review is truly a team effort,” Vandiver said. “We hope the public finds the report useful, especially as citizens consider buying or selling property, building new structures in, or moving to Huntsville.”

Highlights from the Huntsville Development Review include a 62.8% year-over-year increase in residential building permits, 4,731 multifamily units approved by the Huntsville Planning Commission, 708 nonresidential (commercial, industrial, office, etc.) building permits issued in 2021, and 2,772 housing units added since 2020.

The average price per square foot for a single-family home was $138.38, and homes for sale remained on the market for an average of 15 days in 2021.
