Huntsville Real Estate Market Cools in May

The Huntsville real estate market has been red hot over the last few months.

However, the latest report from the Alabama Center for Real Estate shows it may have cooled off last month.

The average and median sales prices for homes last month dipped slightly from April while the number of houses for sale also fell.

According to ACRE’s report for May, the median sales price in Huntsville was $280,471, a 0.9% dip from April’s median price of $283,045. The average sales price of $319,654 in May also dropped 0.9% from April’s average price of  $322,480.

“Historical data indicates that May median sales prices on average (2016-21) increased 13.3% from April. The current month’s median price decreased 0.9% from the previous month,” the report said. “Historical data indicates that May average sales prices on average increased by 10.3% from April. (May’s) average price decreased 0.9 from the prior month.”

The number of houses listed for sale in May was basically flat compared to April, the report said. There were 460 houses listed for sale in May with 461 on the market in April – a 0.2% drop.

“Historical data indicates that May inventory on average (2016-21) decreased 22.6% from April.” the report said. “The current month’s inventory decreased 0.2% from (April’s) total of 461 homes.”
