Madison County real estate data from the Huntsville Area Association of Realtors (HAAR), current as of May 11, 2026, reveals a drop in new single-family home listings, while pending sales and inventory rose.
For the week ending May 2, 2026, new single-family home listings decreased by 6.2% to 228. The three-month average reflected a 1.3% year-over-year increase, with 198 new listings per month. Homes spent an average of 52 days on the market, an 8.4% year-over-year increase. As of May 11, the average median sales price of a single-family home in Madison County was $334,900.
Pending sales were up across Madison County, increasing by 35.6% year-over-year to 198. This is a notable jump from the three-month average of 157, which increased by 13.4% year-over-year.
Single-family home inventory was also up, increasing by 3.9% year-over-year to 2068 homes on the market. The three-month average was 1989, a 7.3% increase year-over-year.
In April 2026, the median home sales price increased by 1.2% year-over-year to $337,900. Homes spent fewer days on the market last month, dropping by 3.7% year-over-year to 52, and the month’s supply of available homes decreased by 5.1% year-over-year. On average, sellers received 98.6% of their list price.
Last month, single-family home prices in Madison County came in just above the average prices across the South, and well below the national median. According to the National Association of Realtors (NAR), the median home price across the South was $366,600 in April 2026. In contrast, the median home price nationwide was $417,700 in April.
The average U.S. family spends 34% of its median income on the mortgage, HMI survey says
According to the National Association of Home Builders (NAHB)/Wells Fargo Cost of Housing Index (HMI), in the fourth quarter of 2025, a U.S. family purchasing a median-priced new single-family home ($405,300) needed to spend 34% of its median household income ($104,200) on the mortgage. This is a one percentage point decrease from 35% in Q3 2025.
The HMI survey tracks the single-family housing market each month, rating builder confidence on a zero-to-100 scale. Builders rate the market based on volume of current single-family home sales, anticipated sales over the next six months, and prospective buyer traffic in the market.
