Madison County home listings slow in August; market inventory rises
Madison County sellers listed fewer single-family homes on the market in Aug. 2026, according to the latest data from the Huntsville Area Association of REALTORS (HAAR).
For the week ending Aug. 22, 2026, new single-family home listings decreased by 4.3% year-over-year to 154. The three-month average of 187 indicated a 5.3% year-over-year increase.
Pending home sales for the week ending Aug. 22 increased by 15% year-over-year to 138. The three-month average of 146 pending sales reflected an increase of 10.1% year-over-year.
Market inventory for the week ending Aug. 22 increased by 6.5% year-over-year to 2,238. The three-month average of 2,244 homes indicated a 5.3% year-over-year increase.
In July, Madison County homes stayed on the market for an average of 44 days before selling, a 4.8% year-over-year increase. From August 2025 to July 2026, the average number of days on the market was 53. According to NAR, homes are spending longer on the market in general across the country, and buyers aren’t as likely to offer more than a home’s asking price in comparison to 2025.
Madison County sellers received, on average, 98.8% of their listing price, an increase of 0.2% year-over-year. The month’s supply decreased by 2.4% year-over-year to four by the end of July.
For the month of July 2026, the median home sales price in Madison County increased by 1.7% year-over-year to $345,750. This contrasts with the national median existing-home sales price of $431,400 for July, according to the National Association of REALTORS (NAR).
NAR’s national median existing-home sales price for August 2026 continued its climb to $434,800, a 1.7% year-over-year increase. National sales decreased by 1.9% month-over-month (seasonally adjusted); they were down by 1.1% year-over-year from August 2025.
Across the South, home sales experienced a 1.6% month-over-month drop. The rate was unchanged year-over-year. Homes in the South sold for a median price of $366,500, closer to Madison County’s average and a 0.7% year-over-year bump.
Madison County’s housing affordability index came in at 88 for July 2026. This index is a measure of regional housing affordability. An index of 88 meant the median household income was 88% of what’s necessary to qualify for a median-priced home under prevailing interest rates. The higher the number, the more affordable.
