Single-family home listings, prices rose in June 2026
As of June 29, 2026, data from the Huntsville Area Association of Realtors (HAAR) revealed that Madison County single-family home listings—and prices—were on the rise.
New single-family home listings across Madison County increased by 4.7% year-over-year; 202 homes were listed on the market. The three-month average on new listings, 211, reflected a 6.4% year-over-year increase.
Pending sales in Madison County increased by 54.4% year-over-year. As of June 29, 176 single-family homes were pending sale. The three-month average of 164 pending sales reflected a 20.4% year-over-year increase.
Housing inventory in Madison County saw a slight increase of 1.9% year-over-year—a total of 2,191 homes. The three-month average for housing inventory came in at 2,083 homes, a 3.6% year-over-year increase.
Single-family home prices rose in May 2026
For the month of May 2026, the median home sale price increased by 2.3% year-over-year to $353,084. The average percent of list price received was 98.9%, a slight decrease of 0.2% year-over-year.
Madison County home prices remained below both the national and regional averages reported by the National Association of Realtors (NAR). According to NAR, the median home price across the South was $380,200 in May 2026. In contrast, the national median home price was $434,300.
Madison County homes spent an average of 48 days on the market in May, a 9.1% year-over-year increase. Overall, the month’s supply of homes decreased by 5% year-over-year to 3.8.
In May, Madison County homes received a score of 87 on the housing affordability index. This index measures regional housing affordability. In this case, an index of 87 means the median household income was 87% of what was necessary to qualify for a median-priced home under that month’s prevailing interest rates. The higher the number, the greater the affordability.
